Housing worries

I know this had been probably done to death, but the one worry I have regarding this game is housing. I'm a RP and would love to own a little place that I plan to turn into a boarding house. Now in the past MMO's I have played they have always stated that there will be ample housing, Final Fantasy is a prime example, but what always seems to happen is that those people who can afford to spend 6 or 7 hours daily snap up all the houses available. Now what I would like to know, especially from the developers, is that are we all guaranteed a house? Not necessarily in a major city, a little village would be perfect. They have stated in what I've read is that players are able to snap and sell houses, is this just going to be another form of gold mining? Sorry for the whinging but I am really looking forward to having a go at this game and don't want the experience spoiled by the greedy few.

    Housing is going to be limited - it won't be possible for one player to snatch up all the land.
    Right now the plan is 1 instanced apartment per sever, 1 freehold out in the world per account, and 1 static house in a node (city) per server. Even if you can buy and sell them, you'd be selling one to buy one - you might be able to secure a nice location, but you can't buy out a whole city.

    That, coupled with the slow but constant refreshing of nodes as they are built and razed means you should have ample opportunity to acquire one for yourself!

    To be fair, if that eased your mind, I've got some news for you.

    Final Fantasy also has the limit rule. I joined that game near the end of the second expansion, and once I accumulated the gil. I was able to purchase myself a lovely plot in the Lavender beds. Which was perfect, as that's where my RP FC is too.

    The world of Verra is huge. 480km2 + 100km2 (Underrealm). There will be plenty of spots for Stage 3 Nodes (Villages) to spawn.

    You should be able to at least rent an apartment. Most people would try to live in the most populated areas, you should be fine in the remote areas.

    I'm a little bit worried about the opposite side of the coin. Will all the most beautiful places in the wilderness have freeholds located at them? Here's a photo of 1887 Niagara Falls. I know that freeholds have a minimum distance between them, but still there will likely be at least one freehold at every beautiful place.

    From my understanding, while there will be a limited amount of places where you can place a freehold you will not be able to hold on to it forever. Once a node is captured, there will be a two hour period where freeholds can be attacked and destroyed. If your freehold survives that, you will have one week to find a nearby village's zone of influence or higher to put your freehold under, otherwise the freehold will be destroyed. This way, housing will not be static, and instead plot availability will be dynamic instead of being taken up by accounts who went inactive years ago. Of course, I assume taxes will also be in place to ensure that, even if a node is very well defended, the player will still have to interact with the game to keep their land.

    Will you have people who will snap up valuable properties and flip it for a massive profit? Yes. But, that's okay. In fact, having property constantly change hands could give rise to guilds that resemble real estate brokers. Where they rush to pick up newly opened plots and you can go at a casual pace as you weigh your options against one another.

    Could they jack up the price of those properties? Absolutely. But, if the node was recently conquered, there is no guarantee that it just won't change hands again. So, there will be pressure to sell the houses before the next big siege comes around.

    Will there be more stable plots that will rarely change hands, often held by guild leaders or other prominent figures? Assuredly. I am absolutely sure there will be prime pieces of real estate that will come with a considerable mark up due to the area's stability, and that's pretty cool as you could see different nodes filled with different economic classes based upon how good their plots are.

    I hope I helped in sharing my understanding of the plot system with you. While the game is still under development, I am positive that it will be different from other mmos.

  • Freehold destructibility certainly clears up a lot of my own concerns about freehold overcrowding - so long as sieges are regular and successful across all major nodes.
